N Via Las Palmas
The goals of this extensive remodel of a 2,400 square foot, 3 bedroom, 3 bath, 1961 home in the Old Las Palmas neighborhood of Palm Springs included updating all the systems and selectively reconfiguring the plan for weekend getaways and future year-round living. The original entry to the home was on the south side of the property and brought people into the pool and private yard. Reconfiguring the garage and drive location, while relocating the entry to the west side, opened the entry revealing views to the south and solved the awkward entry experience. Sliders were added to all the bedrooms and with added patios provides seamless indoor/outdoor living plus light and cross ventilation. The client is an active guy so the existing pool was enlarged for lap swimming and a new hot tub was added to give the home a resort sensibility while capturing the expansive mountain views to the west. Trellises were designed and planted to soften the light entering the home, help shade the select windows from the southern and western sun, and ultimately decreasing the heat gain to the home minimizing the use of air conditioning. Plants can be trimmed back in the winter to allow more sun in and heat the home. Drought-tolerant landscape with plantings that matched the clean design aesthetic of the home afford minimal maintenance.
